Westfield Riyadh is a retail and entertainment project being developed in Riyadh, Saudi Arabia, by Cenomi Centers (previously Arabian Centers Company), a Saudi Arabia-based developer and operator of lifestyle shopping centres.

The scheme was previously titled Jawharat Riyadh and adopted the Westfield name after Cenomi Centers signed a ten-year strategic franchise agreement with French commercial real estate company Unibail-Rodamco-Westfield in May 2025.

The centre will feature high-end retail outlets, multiple dining formats, and a range of leisure amenities including cinemas and gaming arcades. It is scheduled to open in September 2026.

Location

Westfield Riyadh is being developed on King Khalid Road within a district that is adjacent to Al Raed and the Royal Family residential neighbourhood.

The project site benefits from established transport connections.

Westfield Riyadh details

Westfield Riyadh will offer a gross leasable area (GLA) of 185,000m2, including 65,000m2 of Grade A office space, and will accommodate more than 300 retail brands and in excess of 75 flagship stores.

The development will include distinct zones such as the Boulevard, Fashion Avenue, High Street, Luxury District, Park Avenue, Promenade Walk, Urban Avenue and the Volcano.

The project will introduce at least 30 brands to the Riyadh market for the first time and is projected to attract more than 20 million visitors annually.

Dining provisions comprise four food and beverage zones and a variety of concepts. Entertainment facilities will include cinema screens and arcade areas.

Westfield Riyadh office space design targets occupant comfort and well-being by incorporating temperature control systems, dedicated lifts, concierge services, auditorium facilities, a gym, a wellness centre and a food hall.

The project will provide parking space for more than 6,000 cars and include direct parking access at office lobby entrances.

Design and sustainable features

Westfield Riyadh’s roof design will feature a single-layer glazed structure covering 30,000m2, with a further 11,500m2 of single-layer glazing specified for the skylight in the Volcano Area.

The mall will incorporate sustainable design and operational measures to improve energy efficiency and meet green building standards aimed at attracting tenants focused on environmental performance.

The site design will incorporate natural soakaway paving, shaded tree-lined routes and planting suited to the local climate to create a comfortable, sustainable pedestrian environment that supports storm-water management and heat mitigation.

The development will include a central cooling plant, offering higher operational efficiency than conventional systems and lowering the project’s carbon emissions. The cooling plant is expected to reduce electricity use by around 13 megawatt-hours per year, producing annual savings of roughly SR4m ($1.07m).

Westfield Riyadh is also expected to become the first Leadership in Energy and Environmental Design Gold-certified mall in Riyadh.

Funding details

In June 2022, Riyad Capital launched two closed-end real estate investment funds with Cenomi Centers, collectively capitalised at SR6.2bn.

The funds were set up to finance the development of the Jawharat Riyadh and Jawharat Jeddah malls.

Contractors involved

Cenomi Centers appointed Echo Architecture as lead architect for the Westfield Riyadh scheme. Echo Architecture worked with Cracknell on the car park layout and technical design.

Lynx Construction & Contracting Company secured the mall’s main construction contract.

Lynx engaged Glassline to undertake engineering, design, fabrication, project management and installation of a single-layer glazed roof structure in association with Lanik, a turnkey structural solutions provider based in Spain.

Glassline’s scope also covers the roof skylight as a single-layer glazed element and the Volcano Area funnel as a single-layer structural element without glazing.

JLL and CBRE MENA were selected in August 2025 to provide office leasing advisory services to attract tenants and manage occupancy.

In November 2024, Arabian Cooling for Cooling and Air Conditioning, a joint venture between FAS Energy and Sojitz, was selected to deliver a build-own-operate-transfer cooling plant to serve Westfield Riyadh.

Cenomi Centers contracted Lamah Company, a water pumping solutions provider, to provide boosting and submersible pumps for the development.

Trane Technologies, a sustainable climate solutions provider, is also involved in the project.
