Klépierre acquires Casamassima mall in southern Italy

The transaction completed at the end of 2025.

France-based Klépierre has purchased Casamassima, a shopping centre in the Bari metropolitan area of southern Italy.

Financial terms of the transaction, which was completed at the end of 2025, were not disclosed.

In a statement, Klépierre said: “The mall records an annual footfall of 7.5 million, with a loyalty rate exceeding 90%, a testament to the asset’s unique market position in the catchment area.”

The asset forms part of a wider retail and leisure destination in the Apulia region, offering roughly 100,000m² of space.

Its tenant base includes Spazio Conad as the food anchor, alongside Leroy Merlin, Decathlon, MediaWorld, Sephora, Foot Locker and Rituals.

The site also features a flagship Zara store and the only Primark operating in the Apulia region. Other brands present include Bershka, Stradivarius and Pull & Bear.

According to Klépierre, the acquisition supports its business-to-business strategy, which focuses on facilitating the growth of international category-focused retailers.

The company said several occupiers have already committed to expanding their footprint at the centre, including through the development of new flagship formats.

Following the completion of the deal, Casamassima will be incorporated into Klepierre’s southern European portfolio.

The company plans to prioritise operational initiatives such as lease reversion, retenanting and the introduction of additional mall income streams.

Klépierre’s statement also read: “By joining Klépierre, Casamassima will benefit from the leading mall platform in southern Europe, allowing it to enhance the operational performance through reversion, retenanting and the introduction of mall income.”

Klepierre expects the investment to deliver a high single-digit cash return in its first year of ownership.

As of 30 June 2025, Klépierre's shopping centre portfolio was valued at €20.6bn ($24bn).

The group operates across more than ten countries in continental Europe, with its centres collectively receiving over 700 million visitors each year.
