The Mall of Mthatha, formerly BT Ngebs Mall, is a retail centre located in the Eastern Cape region of South Africa.

The mall was originally developed by Billion Group with an investment of R1.4bn and opened in June 2015. It became the largest shopping facility in the area and contributed to the revitalisation of the retail sector.

In 2022, Billion Group initiated the sale of the property to Flanagan & Gerard Property Group and Vukile Property Fund. The acquisition was completed in May 2024 for R800m.

The new owners carried out a series of upgrades with an investment of R225m to redevelop the mall. The shopping centre was officially relaunched under its new name in November 2025.

The improvements were designed to enhance the overall shopping environment and maintain the mall’s status as a principal retail destination in the region.

Mall of Mthatha location

The Mall of Mthatha is situated in the greater Mthatha area, which is central to the Eastern Cape’s cultural and historical heritage.

Mthatha serves as the primary commercial hub for the region and is positioned at the junction of three provinces, providing services to a population of more than three million people.

The town benefits from well-established infrastructure that supports both its expanding population and economic activity. Its location along the N2 national route ensures convenient accessibility, and it is approximately 15km from Mthatha Airport, offering ease of travel for local passengers.

Positioned off the freeway on Errol Springs Avenue, the redeveloped mall is also connected to the neighbouring Mayfair Hotel and Casino.

Mall of Mthatha redevelopment details

The Mall of Mthatha was initially constructed as a single-level centre with a gross leasable area (GLA) of 60,000m² (645,834ft2).

After refurbishment, the GLA was extended by more than 700m², bringing the total to 60,762m². The redevelopment introduced contemporary high shopfronts and updated retail concepts, resulting in a lighter and more inviting environment.

A new mezzanine level was incorporated to house service-oriented tenants and modern ablution facilities were installed to enhance visitor comfort.

The main entrance of the shopping centre was redesigned with prominent architectural features, landscaping, artworks and a dynamic atmosphere to improve integration with the surrounding precinct.

Additionally, two new escalators were added to link the basement parking to the retail level, improving accessibility, while redesigned lobbies facilitate direct connections to major tenants.

Security was strengthened through the installation of more CCTV cameras and upgraded lighting across the premises. Restroom facilities were also modernised. The centre also offers convenient access points, complimentary Wi-Fi and extensive parking for visitors.

Retail and dining facilities at Mall of Mthatha

The redeveloped Mall of Mthatha features a diverse tenant mix comprising 135 stores that include leading South African retailers and several exclusive brands.

The retail offering has been refreshed with the introduction of new outlets and an increased emphasis on essential goods, including an expanded pharmacy selection.

Anchor tenants at the mall include Pick n Pay Clothing, Checkers, Woolworths and Clicks.

The centre also houses a variety of fashion retailers such as Truworths, Edgars, Foschini, Ackermans and Refinery.

Recent additions to the tenant list include Queenspark, Dis-Chem, Shoprite, Burger King and Hungry Lion.

Beyond retail, the mall provides a selection of dining venues such as Spur, John Dory’s, Wimpy and Newscafé, along with family entertainment options such as Hard Hats.

Sustainability features

The shopping centre is fitted with a 2.3MW rooftop solar system consisting of more than 3,776 solar panels spanning 11,422m2. This installation generates more than 3.2 million kilowatt hours each year, contributing to improved operational efficiency and a reduced environmental impact for the mall.

These sustainability measures are supported by investments in back-of-house infrastructure including upgrades to lighting and heating, ventilation and air conditioning, as well as enhancements to security, access control and occupational health and safety systems.
