The Mall of Limassol is a new retail centre being developed in Limassol, Cyprus, by Atterbury Europe.

It is intended to serve as a combined retail and family entertainment hub for residents of Limassol and the surrounding district, supporting local economic activity and employment.

The retail centre is expected to have an annual footfall of more than 4.5 million visitors.

In July 2024, Atterbury Europe concluded a commercial agreement with supermarket chain Alphamega to act as the development’s anchor supermarket.

In March 2025, Atterbury Europe’s leasing team secured more than 40% of the proposed lettable area, with several additional major tenants in advanced negotiations.

Location

The Mall of Limassol is situated on 1st October Street and Spyrou Kyprianou Avenue in Mesa Geitonia, Limassol.

The site occupies a prominent position, with substantial frontage on Spyrou Kyprianou Avenue, a major commercial thoroughfare. It is bordered by a public school to the west and sits close to an expanding residential neighbourhood to the east and north.

However, the locality is already affected by traffic congestion. The scheme has therefore been developed around a four-part, integrated strategy designed to respond to these conditions.

The Mall of Limassol details

The Mall of Limassol will have a total gross building area of around 38,645m² (415,971ft2), of which roughly 29,612m² will be gross lettable area for commercial and leisure use.

The tenant plan allows for around 114 stores distributed over three shopping floors, providing a broad commercial mix.

The first floor will accommodate a full range of retail uses including fashion, services, sports and other general shopping outlets.

The second floor will focus on family entertainment, featuring a cinema, a children’s activity area and a fast-food offer extending into a covered food court seating space with ocean views.

Key components of this lifestyle development include the Agora, Public Square, Piazza and Food Court.

The Agora Market Hall, using materials that reference Limassol’s Old Town, operates as a space for local trade, where vendors can provide specialised products and services.

The Public Square forms the primary entrance to the mall and is used for weekend markets and exhibitions.

The Piazza and Food Court offer dining options and family entertainment.

Amenities at Mall of Limassol

Access to the mall will be provided by two vehicle entrances, several pedestrian entry points, and a range of lifts and stairs to assist movement within the building. The mall will feature more than 1,000 parking spaces,

The project also includes several outdoor and publicly accessible areas intended to work with the internal and covered external spaces.

These outdoor areas include a public park of approximately 5,230m² at the junction of Cosma Aitolou and 1st October streets.

An urban square is proposed at the corner of Spyrou Kyprianou Avenue and 1st October Street, providing a new open area facing two active edges.

A landscaped buffer zone with terraces and trees will link the public park, the Agora and the urban square, forming a continuous visual corridor.

The Piazza sits between the main retail area and the Agora. It will offer a curated mix of formal, authentic restaurants in a lively semi-open, semi-enclosed setting, physically connected to the urban square but positioned on a raised level.

Together, these components form a structured system of open spaces intended to serve people living and working in the vicinity.

Design details

The architectural approach references traditional forms found in Limassol while incorporating contemporary elements. This ‘Village Concept’ arranges everyday retail and leisure functions within a unified layout.

The scheme combines older and newer urban characteristics in one site, bringing together shopping and family-oriented leisure activities in a single complex.

Current urban planning standards inform the layout, with an emphasis on connected, inclusive spaces and long-term sustainability.

Key active uses are located away from nearby housing. For instance, most parking will be placed below ground, and the main vehicle access will be from the primary avenue.

The overall height has been set in relation to surrounding buildings to reduce the obstruction of views.

Sustainable features

The retail scheme will incorporate several sustainability measures and energy-efficient building designs, including a high-performance building envelope that minimises heat loss and unwanted heat gain.

In addition, shading devices and specified equipment and materials that meet recognised, certified energy-efficiency standards will be used.

Photovoltaic systems will be installed to generate renewable electricity to help meet the mall’s energy demand.

The scheme will also encourage low-carbon travel through dedicated cycle lanes, bicycle parking and electric vehicle charging points. In addition, several public bus stops are located nearby, providing convenient access to public transport.

Water conservation will be another focus of the project, with water-efficient taps, low-flow and sensor-controlled fixtures, and sanitaryware installed to cut consumption, and non-potable supplies will be investigated to help protect Cyprus’s limited water resources.

Once operational, the proposed mall will also implement a comprehensive waste strategy to minimise material sent to landfill and support a circular economy by enabling more reuse and recycling back into the supply chain.

Funding details

Eurobank Group has granted credit approval to provide the required bank financing for the proposed development on agreed terms and conditions.

In July 2024, Atterbury Europe obtained the necessary bank funding from Eurobank Group. Combined with Atterbury Europe’s equity, this ensures that the development is fully financed and ready for implementation.

Contractors involved

J & A Philippou Architects-Engineers is serving as the architect of record and principal consultant for the project, undertaking structural design work, managing the planning approval process and providing related consultancy.

Aevitas Architecture Studio prepared the concept design and is providing the architectural and interior design services for the retail scheme.

Focal was responsible for advising on licensing and permitting, while MNPCQS and MLC Group are serving as the quantity surveying and cost control consultants.

Mechanical/Electrical and Energy Engineering Consultants (MPEC) are providing the mechanical, electrical and energy engineering services.

FEC International is providing fire and safety engineering services for the Mall of Limassol.
