GrandWest Mall is an under-development shopping centre in Cape Town in the Western Cape region of South Africa.
The shopping centre is being developed with an investment of approximately R600m ($33.3m). It is aimed at enhancing retail and entertainment offerings for both local communities and regional visitors.
The project’s ownership is divided between Flanagan & Gerard (two-thirds) and Sun International (one-third). Flanagan & Gerard Group is overseeing site development, leasing, and tenant coordination for the project.
In June 2025, Flanagan & Gerard Group and Sun International held the official leasing launch event for GrandWest Mall, attracting interest from more than 100 national, regional, and local retailers.
Environmental authorisation for the development was granted in August 2025. The mall is currently under construction and is expected to open in March 2027.
The project is expected to create 2,500 jobs during construction and 2,000 jobs upon completion.
GrandWest will be Flanagan & Gerard Group and Sun International’s second project, following the Boardwalk Mall in the Eastern Cape.
Location of GrandWest Mall
GrandWest Mall will be integrated into the larger GrandWest Casino and Entertainment World precinct, located in Goodwood, Cape Town, within the Western Cape region.
The mall benefits from a prominent location between the N1 and N2 highways, with frontage along Jakes Gerwel Drive (M7), which connects to the west coast via the N7.
This strategic location designates GrandWest Mall as the main retail destination within its catchment area, as there are no major regional malls nearby and limited retail alternatives in the surrounding vicinity.
The site is also situated near Viking Way (M16) and Showground Avenue, with direct access available from both the M7 and Showground Avenue.
In line with the City of Cape Town’s planned expansion along the N7 corridor, where the M7 merges with the N7, the location is well positioned to accommodate the city’s anticipated future growth.
GrandWest Mall details
GrandWest Mall will comprise 25,000m² of retail space, 2,000m² dedicated to health and fitness facilities, and 1,000m² allocated for office use.
The mall will be connected to the redeveloped children’s entertainment area within the GrandWest precinct, enhancing its appeal to families. It is designed to offer a retail mix tailored to meet the needs of the local community.
The mall will be anchored by two supermarkets, two pharmacies, and a variety of speciality food retailers, catering to daily essentials and a range of culinary preferences.
It will also feature outlets offering athleisure, fashion, financial services, furnishings, gifts, health and beauty, mobile retailers, and stationery, as well as various services and speciality shops.
New dining establishments will complement the existing family-friendly restaurants and coffee shops at GrandWest precinct, expanding opportunities for social interaction and leisure.
Facilities at GrandWest Mall
GrandWest Mall will provide convenient on-grade open-air parking, ensuring easy access for visitors. There will be two dedicated access and egress points for vehicles, along with three on-grade entrances allowing direct access from the secure open-air parking into the mall.
The development will be equipped with full backup power to ensure continuity during electricity disruptions.
Sustainability features of GrandWest Mall
Resource efficiency is a central focus for the developers, with plans to incorporate water-wise indigenous landscaping, waste recycling initiatives, water-saving measures, and energy efficiency. The design will also maximise the use of natural light throughout the centre.
Contractors involved
MDS Architecture is responsible for the architectural design while L&S Consulting is providing structural and civil engineering services.
RWP Consulting is the electrical consultant, and Graeme Page Consulting Engineers is serving as the mechanical consultant. AeQuim Quantity Surveyors is acting as the quantity surveyor.
The engineering services report for the shopping mall was prepared by Nadeson Consulting Services. The report included inputs from Triocon Consulting Engineers and Crossman Pape & Associates.
Doug Jeffery Environmental Consultants provided environmental consultancy services for the development while Nigel Burls & Associates prepared the site development plan for the GrandWest Mall.
