The Avenues Mall – Bahrain is a waterfront shopping and entertainment centre located in Manama, Bahrain. It is owned and operated by the real estate company Al Sorouh Management Company, which has a 35% share held by Mabanee Company, a real estate investor and developer.

Opened in 2017, the shopping mall is one of the biggest retail destinations in the country. It has received several awards, including the Arabian Property Awards for best retail architecture in 2018.

The mall is undergoing a phase two expansion, which will expand the leasable area to 75,000m² in total. The estimated investment in the project is BD70m ($184.5m).

Construction on the phase two expansion began in 2022 and is expected to be completed in the fourth quarter (Q4) of 2023.

Location

The Avenues Mall – Bahrain is located on King Faisal road in Manama. The mall features a 600m waterfront along Bahrain Bay, making it the biggest of its kind in Bahrain.

The phase two expansion is set to add another 600m of waterfront, bringing the total waterfront to approximately 1.3km.

Avenues Mall – Bahrain expansion details

The mall’s phase two expansion will extend the western side of the mall and add a gross leasable area of between 30,000m² and 40,000m². It will feature 248 retail stores and restaurants, two entertainment areas, a supermarket, and parking space for 1,330 vehicles.

The expansion is designed in the form of different shopping districts, named The Forum, Grand Plaza, Electra and The Souk. Each district will feature a unique architectural style inspired by modern design concepts.

The existing Grand Avenue will also be expanded, and two pedestrian bridges will be constructed. The first bridge will connect to Bahrain Bay, while the second one will offer a route to the Bahrain World Trade Center and Moda Mall. The Hilton Garden Inn, which is included as part of the mall, will also be expanded under phase two.

The Avenues Mall – Bahrain details

The Avenues Mall – Bahrain has an approximate gross leasable area of 40,000m² and features 130 retail stores, half of which are restaurants and cafés. The mall’s design is modelled after The Avenues Mall – Kuwait.

The larger section of the mall is designated for family entertainment activities and includes a jogging track, children’s arcade, cinemas, entertainment areas and a large public park with access to the waterfront, in addition to cafés and restaurants.

Construction of the shopping mall began in 2015, and it was opened in 2017. The project received $94m in funding from financial firms Kuwait Finance House-Bahrain (KFH-Bahrain) and King Faisal Corniche Development Company.

The mall is home to various brands, including home furnishings company West Elm and cosmetics brands NYX and Clinique. It is also home to retail brands, such as H&M, Mothercare, Victoria’s Secret, MAC, Phase Eight, The Body Shop and Pottery Barn.

Cafés and fast-food offerings include Dunkin Donuts, Cinnabon, Arabica, Ciocolat Italiani, McDonald’s, KFC, Pizza Hut, Hardee’s and Tim Horton’s.

Amenities at the shopping centre include wheelchairs, first-aid, parking, a car wash, prayer spaces, valet service, Wi-Fi facilities and a children’s play area.

Contractors involved

Construction company Nass was awarded the contract for the construction of the second phase of the Avenues Mall – Bahrain. Nass also provided construction services for phase one of the project.

Other contractors involved in phase one of the project included technical services provider SESC,  architectural planning and design firm Mohammed Salahuddin Consulting Engineering Bureau (MSCEB), and architecture company Gensler.

Construction solutions provider Bahrain Building Chemicals, management company HAJ, architecture company SSH and building product supplier Arepro were also involved in the development of phase one.
