The City Square Mall is a prominent retail centre in Singapore. It is owned and managed by City Developments (CDL), a real estate company based in Singapore.

The mall underwent a comprehensive upgrade as part of a S$50m Asset Enhancement Initiative (AEI) to revitalise the shopping experience for customers.

The phased AEI commenced in September 2023. The first two phases were completed in the first half of 2025 (H1 2025), and the final phase, focused on upgrading City Green Park, was completed in the first quarter of 2026 (Q1 2026).

The upgraded mall, officially launched in March 2026, serves as a vibrant mini-town centre, offering an enriched shopping experience and a communal space where individuals can gather, engage in recreational activities and learn about eco-friendly practices.

Location

The City Square Mall is strategically positioned at the intersection of Serangoon and 180, Kitchener Roads, in the historical grounds of Singapore’s New World Park.

It is located in proximity to Little India, one of the top five tourist destinations in the country and has a direct connection to the Farrer Park MRT station.

City Square Mall expansion details

The 12-storey City Square Mall has a net lettable area of 450,000ft2. Inaugurated in 2009, the shopping centre has established itself as Singapore’s first eco-mall and a family oriented hub.

It accommodates more than 200 tenants and caters to the lifestyle preferences of today’s discerning middle-income families.

The AEI added 26,000ft2 of gross floor area to the mall, a refreshed facade and a mix of 30 tenants with 21 unique offerings.

The additional space was created by extending the slabs at the atriums from levels two to four and was allocated to improve operational efficiency, layout and functionality.

The mall offers diversified dining options and modernised interiors, and integrates community-based initiatives and eco-friendly features.

The initial phase of the AEI introduced new food joints with 14 new food and beverage outlets across the basement levels one and two. An updated food court was developed in basement three.

Phase two of the AEI was initiated in May 2024 and included a comprehensive makeover and alterations. Levels one to five were transformed to feature a redesigned atrium, a dynamic food haven and community spaces.

Level four houses community spaces through the community/sports facilities scheme, which offers a variety of programmes for youth and families.

The 15,000ft2 CONNECT @ City Square Mall is located on level four and in basement two.

Dining offerings

Phase one of the AEI introduced a variety of food stalls such as Crave, EAT., Nam Kee Pau and Ya Kun Kaya Toast in basement one.

Several food and beverage offerings were added to basement two, including fresh food kiosks Jie Traditional Bakery, Munchi Pancakes, Towkay Fried Chicken and Fragrance Foodstuff, among others.

Food Republic, relocated in a 9,000ft2 space from level four to basement three, opened its doors in May 2024.

The revamped Food Republic features local favourites such as Hjh Maimunah Mini, Li Xin Teochew Fish Ball Noodles and Thye Hong Fried Prawn Noodles, among others.

Moreover, level four was transformed into Gastro Square, a 24,000ft2 dining area that offers a wide variety of culinary experiences, from international dishes to local specialities. Key tenants include Chef Vo Quoc Vietnamese Cuisines and Xiao Jiao Tian.

Gastro Square also stages a range of events and workshops, alongside live vocal performances, fostering a vibrant setting where shoppers can meet up, spend time and enjoy shared moments together.

Sustainable features

The mall’s design and construction were conceptualised with environmental sustainability principles in mind.

The mall incorporated upcycled materials into its new interior designs.

Additionally, the lift lobbies and wall finishes from basement four to level six were upgraded with decorative finishes produced from reclaimed bamboo chopsticks, bubble wrap and polyethylene terephthalate bottles. Handrails taken out during the refurbishment were then reused to create seating and statement wall features.

Community spaces

 The 49,000ft2 City Green urban park, integrated with the mall on level one, was enhanced as part of the mall’s expansion project. The enhancements included refreshed landscaping, communal spaces and two new playgrounds.

Other enhanced community spaces include Green Square in basement one and Discovery Square on level five.

Contractors involved

RSP Architects Planners & Engineers provided architecture, civil and structural engineering services for the expansion project, in collaboration with TA.LE Architects and Hassell.

Squire Mech provided mechanical and electrical engineering services for the project.

Sunray Woodcraft Construction and Lightbox Lighting are two of the other contractors involved in the City Square Mall expansion project.
