Batavia PIK is a next-generation retail complex being developed in Jakarta, Indonesia. It is the world’s first floating destination featuring curated tenants, conceptual architecture and themed events.

The mall is being developed by Agung Sedayu Group (ASG), a real estate and property developer, and Salim Group, a diversified conglomerate, in two phases.

The first phase of the project opened in June 2023, while the second phase is set to open in the third quarter of 2023.

Batavia PIK is expected to become a modern melting pot, showcasing the best of Indonesian culture.

The project was awarded the title of  “Best Retail Development” at the PropertyGuru Asia Property Awards 2022.

Location

The floating retail mall is developed on a 3.5-ha site built over an inlet of the Java Sea between Golf Island and Riverwalk Island.

The first phase of Batavia PIK has been developed on Golf Island in Pantai Indah Kapuk, a coastal area located in north Jakarta. It will be extended in the second phase on Riverwalk Island in Pantai Kita.

The Pantai Indah Kapuk area is easily accessible for pedestrians and can be reached through public transport by TransJakarta bus and the inner ring road toll system.

The area is home to several retail and lifestyle projects such as By The Sea PIK, a fashion district, Central Market PIK, a lifestyle hub, East Coast By The Sea, a culinary destination, Community Park PIK2, an event and festival venue, and Orange Groves, a riverside open green space.

Batavia PIK retail complex details

The Batavia PIK retail complex spans an area of 28,000m² (301,389.5ft² ). It offers a unique dining and entertainment experience that links Golf Island and Riverwalk Island.

The complex features 53 leasable facilities connected by a network of over-water boardwalks. It includes curated retailers, cafes, a floating prayer room or Musholla, and restaurants.

The second phase will incorporate the concept of Pasar Rakjat, a unique marketplace that will support small and medium-scale enterprises (SMEs) in Indonesia. The marketplace will showcase local handicrafts and food and will be divided into Pasar Buku, Pasar Gerabah, Pasar Loak, Pasar Anyaman, and Pasar Perabot.

Design details

Batavia PIK’s design is inspired by the city of Batavia (now Jakarta), which served as a hub for commerce during the Dutch colonial era and was known as the Queen of the East. The concepts of maritime trade, travel and journey were used to design the complex, along with inspiration from buildings of the colonial era.

The complex features a wide entrance plaza, colonial-style windows and arches that seamlessly blend with rattan weaves and local building materials to create a tropical vernacular design. It is characterised by its crisscrossed bridges and expansive esplanades that flank both sides of the canal.

Natural ventilation has been incorporated into the complex through strategically placed openings.

Retail, dining and entertainment offerings at Batavia PIK

Batavia PIK features curated restaurants including Tugu Rempah, Dewata by Monsieur Spoon, Sate&Seafood Senayan, Warung Made, Hansang, Cutt&Grill, Villa Capri, Orasa’s, Saigon Ngon, Rumah Jajan Bu Nanik and Canton 168.

Yeu Saigon Group’s newest opening, Saigon Ngon, offers authentic Vietnamese cuisine. Orasa’s offers a carefully curated modern Thai food experience. Canton 168 serves contemporary Chinese cuisine.

The Cove at Batavia PIK is an open space and Alun Alun is a central square for visitors to relax and enjoy. Batavia PIK also features Nusantara-themed international-standard shows with water, light and music.

The retail destination also features souvenir shops, disability-friendly facilities such as buggies, wide pedestrian walkways and visitors’ directories.

Sustainable features

The Batavia PIK retail complex uses environmentally sustainable design to manage water and waste, along with eco-friendly materials.

The complex features eco-living concepts, landscaping and biophilic design to create a balanced relationship between the site and its environment.

Contractors involved

The Batavia PIK retail complex was conceptualised and master planned by Legacy Entertainment in collaboration with Amantara, a subsidiary of ASG.

Legacy Entertainment is an entertainment design and production firm based in California, US.

A+A Architecture Interior, a design firm based in Indonesia, was responsible for the architecture and design of the project.
