The Ocoee Village Centre is a new retail and lifestyle destination being developed in Ocoee, Florida, US, by Konover South, a US-based real estate company.

The construction of the Ocoee Village Centre is being carried out in phases. The initial phase commenced in October 2023 on the south-east corner, with completion anticipated for 2024.

The project is actively seeking tenants for restaurants, retail, and medical businesses to occupy the north-east and north-west corners.

Location of Ocoee Village Centre

The new Ocoee Village Centre is being developed in Orange County, the fifth most populous county in Florida, and is part of the Orlando-Kissimmee-Sanford Metropolitan Statistical Area (MSA).

It will be developed on a 20.79-acre (8.4ha) site at the interchange of SR-429 and Clarcona-Ocoee Road and N Lakewood Avenue at FL-429 Interchange. It is conveniently accessible from the FL Turnpike via SR-429 South, located approximately four miles (6.43km) away.

The retail centre benefits from high visibility and significant traffic, with daily vehicle counts of 72,000 on SR-429, 26,000 on Clarcona-Ocoee Road, and 7,500 on Lakewood Avenue. The traffic is expected to rise with the growth of the surrounding community.

The location also lies in proximity to Lake Apopka to the west, Winter Garden to the south-west, and Apopka to the north, and is a ten-minute drive north-west of downtown Orlando.

Furthermore, demographics within a one-mile (1.6km) radius include more than 7,000 residents with an average household income of $72,879 while a population of more than 30,000 is located within a two-mile (3.2km) radius with an average annual household income of $79,546.

The retail centre is also strategically located near several upcoming residential projects, including Preserve At Crown Point, Oak Pointe, Paradise Heights, Arden Park, Greens at Forest Lake, McAllister Landing and Eagle Creek.

Ocoee Village Centre details

The Ocoee Village Centre will span an area of 117,641ft² (10,929m²), incorporating the development of the four corners at SR-429 and Clarcona-Ocoee Road. It will feature an array of amenities including a grocery store, medical office building, restaurants, fast food drive-thrus, and other retail stores.

The north-west corner at SR-429 is set to house three retail buildings: A (8,500ft²), B (14,100ft²), and C (9,415ft²). Similarly, the north-east corner at Clarcona-Ocoee Road will feature three retail buildings designated as A (7,350ft²), B (6,650ft²), and C (3,176ft²).

A national grocer will anchor the south-west corner at Clarcona-Ocoee Road, occupying an area of 49,530ft². The south-east corner will also include a 7-Eleven convenience store spanning an area of 4,850ft².

Other tenants in the south-east corner include Papa John’s, the world’s third-largest pizza delivery company, occupying an area of 1,400ft²; and Chipotle, a renowned fast-casual restaurant chain, occupying an area of 2,660ft². AT&T, an international telecommunication holding company, will also occupy space at the south-east corner.

The retail centre also offers spaces for proposed fast food or quick service retail outlets.

Partners involved

Colliers, a Canada-based real estate company, is involved in the leasing activities for the Ocoee Village Centre, ensuring a diverse mix of tenants.

Other developments

The Ocoee Village Centre’s development extends beyond retail, with plans for 320 luxury apartments under the development named Serenza Apartments, along with 232 luxury townhomes and 150,000ft² of commercial space as part of a larger planned development.
