Spring Farm Village is a new retail centre located in Hobart, Tasmania, Australia.

Tipalea Partners, an Australia-based private property development and investment group, developed the project with an investment of A$60m ($114m).

Construction of Spring Farm Village began in April 2025 with a sod turning ceremony and the retail centre was inaugurated in May 2026.

The project employed 800 workers during the construction period and generated employment for more than 300 people.

Location

Spring Farm Village is located opposite Bunnings at 200 Channel Highway in the Kingston suburb within Hobart city in Tasmania.

In June 2023, Tipalea Partners acquired a 3.5-hectare (8.65-acre) site in Kingston to enable the development of the retail centre.

Kingston is among Hobart’s fastest-expanding areas. Tipalea’s analysis indicated that additional retail provision is required to support the area’s increasing population.

The centre’s primary catchment is estimated at 60,000 residents and is forecast to grow by more than 10% over the next decade.

The scheme was designed to serve the expanding residential communities along Kingston’s southern growth corridor, drawing customers from locations including Huntingfield, Margate and Snug.

The project is Tipalea’s third retail centre development in Tasmania after the Glebe Hill Village Shopping Centre in Hobart and the Stony Rise Village project in Devonport.

Spring Farm Village details

Spring Farm Village spans 7,100m² (76,424ft²) and is anchored by a large Coles supermarket. The store is Coles’ first new opening in Tasmania since 2022 and is among the largest supermarkets in the area.

The 2,800m² Coles includes 11 grocery aisles, an expanded fresh produce section, an open bakery producing sourdough and patisserie each day, and a serviced deli with a seafood counter. Additional features include six Click & Collect bays, a frozen dessert bar and a mochi counter.

Beyond the supermarket, the scheme contains 18 further retail units including Chemist Warehouse’s first superstore in the region.

Food and beverage operators include Hansel & Gretel Bakery, Happy Larry Deli, Parthenon Souvlaki Bar, Smash Boy Burgers, Sushi Sushi and Viva Italia Pizzeria.

Health-related occupiers include National Pharmacy, Kingston Medical Centre, St Luke’s Dental and Spring Farm Medical.

Other day-to-day services on-site include Addressia Trading, Cignall, Joe’s Fresh Meats, Loaded Laundry, Male Alchemy and the Royal Automobile Club of Tasmania.

Design and structure details

Spring Farm Village’s built form uses soft curves and organic shapes, drawing on the coves and inlets along Kingston’s coastline. These forms help create sheltered areas where people can gather, while the articulated frontage also supports shading and navigation across the site, reinforcing a clear sense of place.

To take advantage of the north-west outlook, upper-level commercial tenancies are oriented to capture views of Mount Wellington and the nearby ranges. Timber, stone, metal and blockwork are used to strengthen the development’s connection to its surroundings.

The scheme also includes tailored elements such as aluminium batten screens incorporating LED lighting, large shade sails featuring printed artwork and a site layout designed around straightforward access, including level car parking and direct entry points.

The retail centre features natural materials and muted tones, integrating harmoniously with the surrounding areas. Its colour palette draws on earthy, organic shades, with design cues informed by the established architectural character of Kingston and the wider Tasmanian region.

The selected palette takes cues from the bushland to the north and west and from views towards Mount Wellington, with eucalyptus greens applied to the canopy of the structure and warmer earth tones grounding the lower portions.

Amenities

The retail centre incorporates a range of technology and security measures including cloud-hosted CCTV, a dedicated smart-building application, duress intercom points, vehicle counting systems and number plate recognition software.

Inclusive amenities are provided across the development, with spacious toilets, a gender-neutral parents’ room, complimentary Wi‑Fi, an on-site weather station and wireless charging points.

The centre includes public art and more than 300 parking spaces covering recreational vehicle bays, spaces for older customers and parents with prams, motorcycle parking, and designated taxi and rideshare pick-up/drop-off areas with straightforward pedestrian access.

The retail centre has worked with Evie, a public fast-charging provider in Australia, to install electric vehicle charging at Spring Farm Village. The site includes four charging bays supplied by 75kW fast chargers.

Contractors involved

The new retail centre was designed by i2C Architects, an architecture and design company, with Fairbrother, a commercial and industrial construction company, overseeing the build.

Other principal contractors on the scheme included Morgan Moore & Associates, a construction and project management company; Gandy and Roberts Consulting Engineers, a structural, civil and hydraulic engineering company; Caleb Engineers, an engineering solutions company; and Lee Tyers Building Surveying, a building surveying company.

Degree C, a multi-trade contracting company, provided the mechanical services scope, while DDM Civil, a civil construction projects company, handled the civil works, stormwater drainage and electrical trenching packages.

Planning services for the retail centre were delivered by Era Advisory, a professional financial service provider.
