The Shops at Fairway Village is a retail development located in the Waldorf area of Charles County, Maryland, US.
The project, which also includes the development of 184 residences, was developed by a joint venture between MCB Real Estate, an investment management company, and Generation Properties, a commercial property management and development company, with a combined investment of $125m.
Construction on the project began in May 2024. The project opened its first anchor, Weis Markets grocery store, in February 2026 and was 97% leased by March 2026.
The first homes under the residential component are expected to be delivered by the end of 2026.
Location
The Shops at Fairway Village is located 23 miles (37km) south of Washington, DC, and a few minutes from the 301 corridor in Waldorf.
It is situated at the signalised intersection of St. Charles Parkway and Billingsley Road, with two stand-alone buildings facing Billingsley Road.
The site is positioned to cater to a rapidly growing trade area comprising more than 170,000 residents, including nearly 60,000 households with an average household income of $116,296.
Additionally, approximately 55,000 vehicles pass by the site daily.
The Shops at Fairway Village background
The Shops at Fairway Village was originally envisioned as a 300,000ft² (27,871m²) retail centre designed to serve the nearby neighbourhoods including Fairway, Heritage, Wooded Glen, Southern Villages, Piney Reach and Homefield.
However, in response to changing market conditions in the retail and residential housing sectors, the project was scaled down and restructured to better incorporate a blend of complementary commercial and residential uses.
MCB Real Estate and Generation Properties took over the management of the property in 2020 and finalised the acquisition of the site in October 2023.
The Shops at Fairway Village Centre details
The Shops at Fairway Village will encompass 120,000ft² of grocery, restaurant and retail space, anchored by Weis Markets, which occupies more than 65,000ft2.
The retail centre provides a unique retail experience, distinguishing itself from the chaotic and fragmented shopping and dining options in the vicinity. It offers a contemporary and vibrant retail environment that caters to the affluent local clientele seeking a destination where convenience is seamlessly integrated with sophistication.
Fairway Village’s retail and dining options
The retail centre is home to Hair Cuttery, KinderCare Learning Centres, Heartland Dental and Saleya Nail & Spa.
The KinderCare Learning Centre, a childcare and early childhood education provider, opened its second facility in the greater Waldorf, Maryland area, and its fifth within Charles County, at The Shops at Fairway Village. The learning centre has signed a lease for 11,880ft² of space.
Fairway Village’s food line-up includes Eggspectation, an all-day breakfast and brunch menu; the Farmhouse Waldorf, the farm-to-table New American concept operated by Titan Hospitality Group; Marble Slab Creamery; Great American Cookies and Sardi’s Pollo a la Brasa, a Peruvian chicken restaurant known for rotisserie chicken. Also included are McDonald’s, Chipotle and Hibachi Express Japanese Grill.
The Shops at Fairway Village residential details
The new residences at the Shops at Fairway Village will augment the housing stock and offer homes for workers in the education, finance and technology sectors.
MCB Real Estate is collaborating with a national builder to develop the residential portion. The construction of the residential component began in 2025.

L.F. Jennings, a general contracting company, is the general contractor for the Shops at Fairway Village, while BCT Design Group, a multi-disciplined design studio, served as the architect.
COA Barrett, a civil engineering company, provided the civil engineering and surveying for the project.
Doyle Construction Company, a general contracting company, was responsible for the construction of the Weis Markets store.
